Value added services to MSO, Inc.

Gary Pepp, Senior Vice President, represented Bailes & Associates, Inc. in the Exclusive Referral Agreement to provide Real Estate Services to MSO, Inc. of Southern California (CAP) and their 1,000 physicians and medical providers. MSO feels that Bailes & Associate is a “value added service” to their clientele.
MSO provides strategic and business planning, marketing and other consulting services to physicians, providers and hospitals. MSO, Inc. believes that its own success is derived from the success of the client. Therefore, advising companies and physicians about the consequences, circumstances, options and now the ” value added services” of real estate that surround healthcare business decisions is the core of MSO service.

Argus Medical Management Renews Medical Office Lease in Long Beach

Gary Pepp and Len Bailes had represented Argus Medical Management, LLC five years ago in the location and negotiation of its 9,600+ SF medical management office in Long Beach. In July 2015, Bailes & Associates was asked again to represent Argus Medical Management in the renegotiation of their existing lease renewed for an additional five years. Ibarra, MD and the Owners of the medical building at 3816 Woodruff Avenue, Long Beach, CA 90808. Dr. Ibarra, a previous client of Bailes & Associates, immediately reached out to Gary when he decided to relocate his medical practice. Dr. Ibarra is scheduled for a June 1, 2016 opening at his new location.

United Fertilizer Chemical Co., Ltd. Purchases Irvine Office Condominium

Mark Coffey and Rob Rowan of Bailes & Associates, Inc. represented United Fertilizer Chemical Co., Ltd. (UFC) on the purchase of 3 Peters Canyon Road, Unit 100, Irvine, CA 92606, which closed March 7, 2016. Totaling approximately 4,000 SF, the property was acquired through a creative lease-to-purchase arrangement. The team identified the property in early December, 2015 and negotiated the deal with a short-term lease that allowed UFC to move in December 27, 2015 just prior to the client’s lease expiration.

United Fertilizer Chemical manufactures industrial and agriculture chemicals in China for distribution in the United States and other areas of the Americas and Europe. The company established their U.S. headquarters in Irvine in 2013.

MNX Global Logistics Leases New Long Beach Headquarters Facility

MNX Global Logistics (MNX), a premium global provider of specialized, expedited transportation and logistics services, has leased approximately 7,200 SF of space at 5001 Airport Blvd., Long Beach, CA 90815. MNX is relocating its corporate headquarters from Irvine into the new facility in Long Beach. Mark Coffey and Rob Rowan of Bailes & Associates, Inc. represented MNX in this 7 year, 9 month lease. The deal included turnkey tenant improvement construction by the landlord (Steelwave) and concessions of free rent and a cash moving allowance.

International Fidelity Insurance Company signs new lease in Anaheim

Mark Coffey and Rob Rowan of Bailes & Associates represented International Fidelity Insurance Company (IFIC) for 8,100 SF on a long term lease at 2400 E. Katella Avenue in Anaheim. The property known as Stadium Towers Plaza is a Class A office building near Angels Stadium and the newly constructed ARTIC Metrolink/Amtrak station. IFIC will be relocating and consolidating from offices in Irvine and Santa Monica October 1st.

Founded in 1904, IFIC is the largest independent, privately owned surety company in the industry and headquartered in Newark, NJ.
