Zaretsky Engineering Solutions’ principal, Roman Zaretsky, had decided to expand his business which meant he needed more office space for his increasing employees while needing warehouse space for his inventory. He contacted Gary Pepp of Bailes & Associates, Inc. in May 2013 requesting our services in finding approximately 4,000 SF of office and approximately 2,500 SF of warehouse space. It would include: signage; “turn-key” tenant improvements; a three year lease; free rent; lower rent from what he was paying for his Newport Beach offices and he had to be in and operational by the beginning of August 2013.
In June 2013, a lease for five years was signed for 6,942 SF, which comprised of 4,228 SF of office space and 2,714 SF of warehouse space. The lease was negotiated for the landlord to build out the suite to the Tenant’s requirements, signage rights, free rent and a base rent that lowered his rent considerably.
In August 2013, Zaretsky Engineering Solutions moved into their new offices in Fountain Valley, CA and were operational.
