Situation

A medical management company needed to combine two different locations and relocate off of hospital grounds, while incurring little out of pocket costs with a three year lease term.

The Solution

Bailes & Associates, Inc. relocated the medical management company to a newer 9,000 square foot space with a below-market start rate and a 60 month term lease. Landlord provided “Turn Key” tenant improvements and gave the Tenant a parking concession. Bailes & Associates, Inc. also negotiated top of building signage and a cap on controllable expense. Prop 13 was negotiated as well.

Client Results

The medical management company has a better lease, more amenities and lower costs. The client gave Bailes & Associates, Inc. a signed contract to represent their 55+ client/doctors as their Tenant Consultant.
