Leonard “Len” Bailes started his real estate career more than 40 years ago. Len established Bailes & Associates, Inc. in 1981, as a boutique tenant representation firm. He has devoted his career to building a reputation as a knowledgeable, strong negotiator and has been instrumental in consummating over $500,000,000 in real estate transactions across the country.

Prior to founding Bailes & Associates, Len was a co-branch manager and top producer at Studley in Los Angeles for 10 years. Studley was the first commercial real estate services firm to pioneer the conflict-free business model of representing only tenants in their commercial real estate transactions.

Len has always led Bailes & Associates on its path as an independent tenant representative for commercial real estate and for 32 years has stayed true to his vision.

Mark joined Bailes & Associates, Inc. in 2003 with a specific focus on tenant and buyer representation of corporate and entrepreneurial clients both in Southern California and throughout the U.S. Mark manages the firm’s Orange County office located in Irvine, CA. He has over 30 years of commercial and corporate real estate experience including senior leadership positions at Digital Equipment Corporation (now H-P) and within the property & casualty insurance industry (White Mountains Insurance Group-OneBeacon Insurance).

Over his career, Mark has negotiated leases and property purchase/sales exceeding $500M in value and 25M SF throughout the U.S., Canada, Europe and the Far East. Mark is a graduate of Franklin & Marshall College and a member of its Southern California regional alumni board. Mark and his wife have two grown children and reside in Newport Coast, CA

Monique Lacey joined Bailes & Associates, Inc. in 1992, and has worked in the real estate industry for thirty years. Monique understands commercial real estate from both a leasing and management viewpoint. She has represented clients such as Alternative Resolution Centers, 1-800-Dentist; Drake Beam Morin, Inc., Oppenheimer & Co., Inc., California Commerce Bank, Worldlink, Universal Protection Services and a myriad of law and professional firms to name a few.

Prior to joining Bailes & Associates, Monique was a top producer with the Los Angeles office of Knight Frank Faulkner Baillieu (“KFFB”), an international real estate brokerage firm, and worked with Los Angeles Realty Services, Inc. representing both landlords and tenants. She also worked in property management, managing Class A commercial buildings.

Monique is currently a licensed real estate salesperson in the State of California. She lives in La Canada with her husband and two wonderful children, and enjoys both snow sking and water sking at Lake Arrowhead. Monique has chaired several charitable fundraisers and has raised hundreds of thousands of dollars for worthy causes.

Physician Consultant

Gary A. Pepp joined Bailes & Associates, Inc. in November 2008 to work as a commercial real estate broker specializing in tenant representation for all types of commercial real estate with an emphasis on medical professions’ real estate needs.

Prior to joining Bailes, Gary was President of his own commercial and residential mortgage brokerage company for nearly 25 years.  This was the result of his many years in real estate finance with Xerox Credit Union and as General Manager for such firms as Hughes Helicopter and VA Hospital Credit Unions.

Gary attended Kent State University in Ohio and then graduated from Long Beach State, in Long Beach, CA majoring in business and accounting.  As a licensed real estate professional, Gary is committed to continuing education. Gary lettered for three years in football, wrestling and baseball. He is a Navy veteran serving three tours in Vietnam attached to fighter jet aircraft squadron aboard several aircraft carriers, and he was the recipient of a Navy Achievement Medal for meritorious achievement. Gary is married to a commercial real estate broker for 39 years and the parent of one daughter with three grandchildren. Gary embraces his time with his family. He likes travel, golf and DIY home improvement projects.

Sky Peterson has been working as a commercial real estate broker and advisor at Bailes & Associates, Inc., with offices in Irvine and Los Angeles for three years.  Sky offers his clients top drawer service, including up-to-the-minute strategic property advice that lowers real estate costs, and at the same time employs proven tactics in negotiating the best possible real estate transactions possible. He assists clients in avoiding conflicts of interest that often arise with firms that may represent both landlords/sellers and tenant/buyers. Sky works closely and solely for the client that he represents.

Sky has over 25 years of personal sales experience.  His background includes a solid record of sales, several management and leadership positions at Unisource Corporation and Staples Corporation. He owned and operated his own real estate company.   In 2006, he obtained his Real Estate Broker’s License and was able to launch into his dream career in Commercial Real Estate. 

Sky graduated in 1984 from The University of Oregon. He was a hurdler on the University of Oregon’s track team, active with the debate team, and was a member of the Sigma Alpha Epsilons. Sky enjoys playing golf, skiing, coaching, and spending time with his two young sons and their activities.

John joined Bailes & Associates, Inc. in 2005 primarily specializing in tenant representation and commercial building sales. His goal is to have his clients achieve the highest and best value from their real estate, while simultaneously mitigating long and short term risk.

With his prior financial background and strong attention to detail John is able to highly scrutinize the financial aspect of every transaction.  His passion for real estate and dedication to his client base allow him to deliver the utmost personalized service to his clients that result in long lasting professional relationships.  John provides transactional services and strategic planning to companies and corporations over a wide variety of industries which include – technology/media companies, financial institutions, entertainment firms, educational institutions, healthcare, and professional services companies.

Ardrey joins the Bailes & Associates team and is known as an innovative executive with a strong entrepreneurial background. Her entrepreneurial and corporate experience has covered industries including: real estate finance, construction and development, consumer goods, entertainment – music, film, and television, high-tech, financial services, insurance, municipalities and more.  Previously, Ardrey directed a multibillion dollar portfolio of commercial real estate development projects – multifamily, retail, and mixed-use commercial projects. 

Prior to entering the high stakes high pressure world of commercial real estate development, Ardrey served as the President/CEO of The ArdreyGroup Inc., a full-service advertising and marketing communications agency with eight offices across seven western states, a capitalized financial base of over $250 million dollars due to a joint venture.

Ardrey is completing a Doctor of Business Administration degree with a concentration in International Business, holds a Master of Arts degree from Antioch University – McGregor School of Business focusing on organizational management and leadership; and Certificate, University of Southern California (USC), Real Estate Finance and Development.

Ardrey is the proud “momager” of her son, Sterling Ardrey a SAG-AFTRA actor with film, television, commercial and voiceover credits.

Nolan is a multi-family specialist in the commercial arena. As a Specialized Commercial Investor, he works with buyers and sellers for investment properties throughout the South Bay and Orange County areas. As a member of a family that’s been in the real estate industry for four generations, Nolan is well-versed in both the residential and commercial sides of the industry. 

Nolan began his college career at Western Michigan University, where he played NCAA Hockey. He transitioned to Iowa State University in his senior year, where he continued to play NCAA Hockey, and was awarded the honor of Defensive Player of the Year. Post-college, he transitioned to semi-pro hockey and eventually to the professional leagues, where he played for three years. During this time, Nolan also worked on and off as an acquisition specialist with the family business, making the decision to transition back to the business fully in 2004.

Nolan is a member of the National Multi Housing Group. He graduated from Iowa State University with a Bachelors Degree in Business Marketing and Management and also holds a real estate license in California. Nina Steiner helps professionals quickly find the right office space at the right time at the right price. She joins us from KW Commercial with a focus on tenant representation for commercial office space leasing. Prior to that, Nina became a workspace specialist in flexible managed space.

As a former line producer and production manager in Television Production, she was tasked with quickly finding the right space for 1 to 500 cast, staff and crew.  She also produced a popular Venture Capital conference, “VentureNet” working with startups. One year, Mark Cuban was the keynote speaker.

Nina enjoys being of service and helping companies of all sizes with their real estate needs.

Nina has a Bachelor of Arts degree from Adelphi University in Garden City, New York and received a Master’s Degree from Hunter College in New York City.  In her free time, she works out at the gym, swims and loves her beach walks.  Nina volunteers for Wounded Warrior Project and Music Mends Minds.

Nancy joined Bailes & Associates, Inc. in 1985 as part of the Los Angeles office team.  Several key job tasks she performs include: accounts payables, accounts receivables and payroll for both the Los Angeles and Irvine offices.

Nancy has been in the commercial real estate industry for over 28 years, previously working for Studley where she met the then young and aspiring broker Len Bailes.  Nancy has assisted Len with building Bailes from the ground up and is an integral member of the Bailes team.  Her extensive experience along with her distinct attention to detail, exceptional multi-tasking capabilities and accounting abilities make her the backbone of the Bailes team. In her spare time Nancy enjoys traveling, watching sports, cooking, listening to music and going to the theater.

Aaron Cha joined Bailes & Associates in 2015 as part of the Los Angeles office team. Equipped with a diverse background in finance, analytics, project management and sales, Aaron is primarily responsible for market and property research, due diligence support, strategic marketing, and financial and economic analyses to provide quality information and insights.

Aaron holds a Bachelor of Science in Management Science/Economics and a Bachelor of Arts in Psychology as a Chancellor’s Scholar from UC San Diego.  He is a licensed salesperson, a member of the Asian Real Estate Association of America (AREAA) and a candidate in the CFA program. Previously, Aaron was an analyst and project lead at BrightScope, a financial research and analytics company in San Diego.  In his free time, he volunteers at Feeding America and Homeless Outreach programs, is actively involved in the Korean-American community, and enjoys competitive sports, investing, music, reading and traveling.
